As noted in last week’s preview of the forms changes coming this year to RMLSweb, the RMLS™ Forms Committee meets each year to review subscriber suggestions and recommend changes to RMLSweb listing input forms. After changes are approved by the RMLS™ Board of Directors, our staff works diligently to execute the changes as soon as possible.
We’re just about ready to unveil the results of this annual project! Here are a few of the biggest differences you’ll notice after the changes go live:
- Public Remarks Increased: the Public Remarks field will increase in size from 380 to 440 characters.
- Farm Y/N?: a new Farm Y/N field will be available for residential listings. Removing FARM from the property type field will allow the Property Type of Detached or Residential-Manufactured to be selected. Choosing Y will provide the Farms Supplement form, which can be used by the listing agent to fully describe the property.
- Offer/Negotiation: the Offer/Negotiation field will now be required. This field indicates instructions for presenting offers and negotiations, such as Call Listing Agent, Listing Agent Only, Seller Directly, or See Documents.
- Map Coordinates: the Map Page, Map Column, and Map Row fields (which make up Map Coordinates) will remain required for listings in the following counties: Clackamas, Columbia, Curry, Lane, Multnomah, Washington, and Yamhill. In all other areas, it will be optional.
- Export Reports: Export Reports will have additional fields added to the end of reports.

We’ll be updating two other small projects as well. First, we’ll be tweaking the Hotsheet Search to include an option to search for a specific price change amount. Agents will soon be be able to run a Hotsheet Search (left) to find listings that have increased or decreased in price.
Finally, we’ll also be restoring four hour session times! Our Unauthorized Access project reduced session times in February, meaning accounts were logged out after 90 minutes of inactivity. Subscriber feedback prompted RMLS™ to reconsider, and we’re restoring the previous four hour sessions.
Changing so many pieces of RMLSweb requires a longer outage than our regular monthly maintenance. We expect these changes to require a lengthy outage—possibly as long as 12 hours. As with our regular maintenance outages, a Maintenance Mode version of RMLSweb will be available, available to subscribers only for search purposes.

Why can’t we have mapping in RMLSweb/mobile?
Perhaps we can make this available in a future release. In the mean time there is the capability of performing a radius searches from a specific listing. Currently we are working on a browser/platform compatibility project that will enable full functionality on tablets and additional mobile devices when using our full site, RMLSweb.com.

My interest in the mapping was so that one could quickly see where the property was located. On my iPhone-5 the mapping feature works well already on RMLSweb.com; just like I was at my computer. But RMSLweb takes more keystrokes than the mobile version.

I would love it if RMLS would provide to realtors a website plug in so that we could use for our clients. I can’t imagine that programing would be all that intensive…. It seems to me that a lot of it is already in place.

What is meant by Kria’s request for a “plug-in”? What would that do?
The first sentence of the RLMS-Oregon Listing Contract Form reads:
In consideration for the services to be rendered by the undersigned PRINCIPAL BROKER, the undersigned SELLER hereby grants to PRINCIPAL BROKER the exclusive right to sell the property located at the address set forth above and more particularly described on the RMLS™ Listing Data Input Form hereto attached (the “Property”).
What does PRINCIPAL BROKER mean throughout the listing contract?
There are only two types of licensed Realtors in Oregon.
1. A Broker
2. A PRINCIPAL BROKER
In the RMLS listing contract is PRINCIPAL BROKER supposed to mean the Real Estate Firm, the Real Estate Firm managing Broker, or the licensee who is signs the form when the Seller signs the form?
In my opinion PRINCIPAL BROKER is being used incorrectly throughout most RMLS forms. It’s confusing and should be updated/corrected.

Brad, as i understand it since the listing belongs to the PB, the listing contract can only talk about the PB. The listing agent has nothing to do with the listing , the listing agent is a agent of the PB and can market the property once listed and as an agent take the listing in behalf of the PB, but the listing still belongs to the PB.
In the new form will it have a drop down box or anything for the seller carry financing. Or anything for the loan facilatator asigned to the listing?
We’d recommend using the OWNCONT or OWC2ND check boxes in Terms. You can find it in the Financials section of Listing Load. As for loan facilitators, I’ll pass that along for the Forms Committee to review when they meet next!

Something doesn’t seem right. I’m conducting a search as follows but get the error message – “The listing you are trying to locate is either not currently available or no longer active”. Surely there are properties that fit my criteria. Please assist.
